• Check-in: from 2:00 PM

Reservations and Validation
To confirm and validate the reservation, it is mandatory to send the proof of payment, along with the following information of the reservation holder:
• Full name
• Date of birth
• CPF
• Email
• Photo of an official ID with a photo
• Address

Payment Methods
To book one of the properties at Condomínio Bosque dos Camarás, a minimum deposit of 50% of the total reservation amount is required.
• The remaining balance must be paid at check-in, before entering the property.
• The payment of the reservation amount (50%) can be made by:
• PIX
• Credit card
• Cash payment at our reception
Reception hours:
Every day, from 8:00 AM to 3:00 PM.

Early Check-In and Use of Common Areas
If the guest arrives before the official check-in time (2 PM), they may use the condominium's common areas while waiting for the apartment to be ready.
If the property is available or becomes available before 2 PM, the key will be handed over immediately at no additional cost.

Visitors
Anyone not included in the reservation will be considered a visitor.
• Visitor entry is subject to a day-use fee.
• Prior notice is required for visitor authorization.
The condominium reserves the right to deny visitor entry without prior notice.

Cancellation Policy
1. EXPRESS ACCEPTANCE
1.1. The booking confirmation, whether via electronic means, app, website, phone, or in person, constitutes acknowledgment and full acceptance of this Cancellation Policy.
1.2. The booking implies immediate reservation of the accommodation unit, removing it from the market and preventing it from being resold for the booked period.

2. NATURE OF THE RESERVATION
2.1. The reservation constitutes a service contract with a fixed date, involving operational planning, team organization, administrative costs, and the unavailability of the unit.
2.2. Due to the previously set date, any cancellation may cause potential loss due to the missed opportunity for a new rental.

3. CANCELLATION – REGULAR DATES
3.1. Cancellations requested more than 7 (seven) days before check-in:
• Refund with a 20% retention of the total amount, as administrative and operational fees; or
• Full conversion into credit for use within up to 90 (ninety) days.
3.2. Cancellations requested 7 (seven) days or less before check-in:
• Retention of 50% of the total booking amount, considering the difficulty of reselling.

4. HOLIDAYS, EVE DAYS, COMMEMORATIVE DATES, AND PEAK SEASON
4.1. Special periods are considered to be those of recognized high demand, including:
• National, state, and municipal holidays
• Holiday eves
• Commemorative dates
• Local events
• Peak season
4.2. During such periods, reservations are considered highly predictable in terms of occupancy, with unit blocking being a determining factor for the differentiated policy.
4.3. Cancellations during these periods will be subject to the following conditions:
• Up to 15 days before check-in: retention of 50% of the total amount;
• Between 14 and 7 days: retention of 70%;
• Less than 7 days or no-show: retention of up to 100% of the total amount.
4.4. At the sole discretion of management and depending on the possibility of rebooking, partial credit may be granted.

5. NO-SHOW
5.1. Failure to appear without prior notice constitutes a breach of contract, allowing for the retention of up to 100% of the amount paid.

6. EARLY DEPARTURE
6.1. In the case of early departure, no refund will be given for the days already started.
6.2. Remaining days may be fully retained if the unit is not resold for that period.

7. RIGHT OF WITHDRAWAL – ARTICLE 49 OF THE CDC
7.1. For reservations made exclusively outside the commercial establishment (online), the right of withdrawal applies within 7 (seven) days of contracting, provided that:
• The check-in date does not occur within these 7 days;
• The guest has not used the service.
7.2. If the check-in is scheduled to occur within the withdrawal period, the reservation may be canceled with a proportional retention of administrative costs and blocking of the unit.

8. FORTUITOUS EVENT OR FORCE MAJEURE
8.1. Personal situations of the guest (illness, flight cancellation, unforeseen commitments, weather conditions, among others) do not exempt the application of this policy, as these are events beyond the administration’s control.

9. PRINCIPLE OF REASONABLENESS
9.1. The withholdings provided for observe the principles of reasonableness and proportionality, in accordance with the consolidated understanding of the courts, considering:
• Unit blockage
• Loss of opportunity for a new rental
• Operational and administrative costs
• High demand during special periods

Responsibilities and obligations of our guests
The guest assumes full responsibility for the property they rented as well as for any items belonging to the condominium. This also applies to visitors. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium management for breaking the rules must be paid immediately by the client. Additionally, this may also lead to a premature termination of the rental contract without any refund.
